The property was comfortable and convenient for the town centre. Overall, it is a bit tiredlooking but generally well enough equipped, although single beds only had very thin duvets and, realistically, seating for ten at the dining table and eight in the lounge. Parking was tricky for a larger group but manageable. An additional double bedroom, not listed, was a welcome surprise. Having said that, we had a good weekend.

I booked Rock House for a party of 8 middle aged men and it was more than spacious and comfortable enough for our needs. Some of us found it slightly on the cold side even with the thermostat turned to what we assumed was the max. The kitchen is well kitted out and with plenty of storage, utensils and space for prep. The location is excellent, on a quieter road but very close to the centre of Buxton 510min walk to the town centre. Bedrooms were very comfortable.A couple of our party greatly enjoyed table tennis in the cellar! Some of the rooms had not been deep cleaned that thoroughly dust or cobwebs but this didn't bother us much and the surfaces and floors were clean. Overall, I would definitely stay again!

Had a wonderful family break at Rock House. The house was very comfortable and really well equipped with everything we needed. The location was brilliant, shops, bars & restaurants all a very short walk away. Also, the Pavilion Gardens & Buxton Country Park and Caverns within walking distance. Would definitely recommend and book again.
This was our 2nd stay at Rock House so we knew what to expect in terms of accommodation and were pleased to see the improvements in the cellar. However, we felt that the fabric of the dining area was tired, even neglected. There were insufficient chairs for our our group of 12 , and some of the existing chairs were broken but we had to use them. Also, groups will surely want to use the cooking facilities but there were no oven gloves and we could have done with a few more tea towels. Some of the glasses were also dangerously cracked so they could do with restocking. Up to date instructions for using the heating would also have been useful. Cleanliness only got a 3 because there was an old sock in one of the bedrooms and the huge dog toy in the cellar needs to be thrown out because it leaks tiny polystyrene balls. This will seem to be a catalogue of complaints but we had a wonderful time with the extended family and there was ample clean and comfortable bedroom and bathroom space for everyone.

Great location and lovely space for a get together with family or friends and so quiet in the night so great sleep. Just some minor maintenance needs to be carried out. Oven didnt work properly, took 3 hours to warm through a meal Toaster only cooks one side of the bread. Plates chipped so need to be replaced Curtains in at least 2 of the rooms need to be rehung. Oven gloves missing Place mats were not cleaned after previous use.
House is in a great location and size was perfect for our group. We are realistic in that we know most large properties we've rented generally have a fair amount of wear and tear due to the nature of larger parties using them. However this place was very dirty when we arrived, floors weren't clean, open food left in drawers in bedrooms, rubbish under beds, kitchen had stuff left in the dishwasher smell suggested it has been there a while and dirty roasting trays in the cupboard. There seems to be a persistence in all the coms around there being lots of parking this is odd as there is certainly places to park but not always close, wasn't a problem for our group but with the size of the house I guess most people will have a few vehicles so expect to park a short walk away. Generally we did manage to get one or two cars on the street right outside so no drama as we swapped vehicles for loading etc. Overall this isn't a cheap place to so we are left a bit disappointed which is a shame as the house is a great size and in a perfect location.

Central location walking distance to the town and short distance drive to the viewpoint mountains. 2 fridges is a plus as we were a big group with children. Plenty of WC facilities. Bed is comfortable, pillows are feather downs. Street parking is available but a bit tricky but always available on our stay. Very clear instructions provided on the email. Troubleshooting folder with WiFi information is very handy.

Hello, there were a few things which were not major enough eg. flooding, etc. to contact the 'emergency' listed number. One piece of advice would be to NOT contact Sykes, as they will ignore your communication or not follow up any information asked for.

The property was fantastic, and the host was great at communicating. The property is bigger than it appears in the listing, with a 7th bedroom and a childrens play area in the basement. Great location too. 1010
Parking was not as easy or abundant as described. This was partially due to us having 2 9seater Ford Tourneo vans. But even still, it was far from abundant. Our VRBO experience was positive.. We appreciated the information binder at the house. The only thing that wasnt clear was what the expectations were for our departure. We left the home basically how we found it but werent sure if we should have removed all trash or placed linens in a specific location, etc. These are details we are used to when using VRBO or other vacation rental agencies in the USA.
The property wasn't particularly clean. The bed on the 3rd floor was broken. There was no soap in the toilets. The TV wouldn't work. There was rubbish left out by the bins on the floor. We were disappointed with the amount we paid with issues mentioned. The positive was it was big enough for the family and central location.

We noticed in the Visitors book earlier visitors complained about cleanliness of property on arrival but we found everything OK, obviously acted on complaint. Couple of light bulbs were out one in the Master Bedroom on 1st floor bedside table lamp and kitchen sink missing sink plug. Would also invest in bigger towels for bathrooms but other than that OK High traffic areas hallways & staircases need a bit of TLC but kitchen well equipped.
Great location, very clean, comfortable stay. As we arrived quite late in the evening it would have been nice to have had some milk in the fridge as shops were closed. We would definitely book again when next in the area.
This is a great house, right in the centre of Buxton, great for shops, restaurants, pubs, the Buxton Opera House, Baths, Pavillion Gardens, buses, trains and great access to the Peak District. It has plenty of room for a family get together. Parking can be a trial, but you always get somewhere within a short walk. Joshua, the owner, was very responsive to any messages sent.
